Step 01

Get Access

Receive an invitation from a current member, or submit an access request. NotOnMarket.ca accepts a limited number of non-invited applicants each month.

  • Invitation-based access is the primary entry method
  • Access requests are placed in a review queue
  • Professional category, location, and purpose are considered
  • You will be notified when your application is reviewed

Step 02

Complete Verification

Once approved, complete your profile. Licensed agents provide brokerage and licensing details. Buyers and investors provide relevant professional information.

  • Professional details are provided by you and not independently verified unless specified
  • Licensed agents should provide their brokerage and board information
  • Additional verification may be requested by administrators
  • Completion of profile requirements may affect your access level

Browse & Discover

Access the curated marketplace. Filter by category, location, price range, unit count, and more. Save searches and favorite listings.

  • Multifamily, commercial, land, development, assignment, and FSBO categories
  • Filter by province, city, price, units, cap rate, and deal type
  • Teaser information is visible based on your access level
  • Full details may require NDA acceptance or owner approval

Access Deal Details

Request access to full listing details, financial documents, and the private data room. Accept NDAs where required. Review confidential information securely.

  • NDA-protected data rooms contain rent rolls, financials, and documents
  • The listing owner approves or rejects access requests
  • Documents are delivered through secure, expiring signed URLs
  • Access can be time-limited and revoked by the owner

Connect & Transact

Contact listing representatives through the platform. Arrange meetings, request additional information, and proceed with due diligence.

Submitting a listing?

Licensed agents, property owners, and authorized sellers can submit off-market opportunities. Every listing goes through administrative review before publication. Supporting documentation — seller authorization, proof of ownership, or assignment contracts — may be required depending on your role and the deal type.

Listings that include supporting documentation receive higher visibility trust indicators. Wholesaler and assignment submissions require documentary proof and manual administrative review.
